Exactly - that's the problem when people on the board pass on blanket statements - No one city is uniform so DO NOT generalize and say Plano, Frisco, Allen etc. There are vast differences within each cities. Where exactly house located, which specific schools tied to - because that matters. If you end up in far away parts of Frisco, just to get the highways it takes a lot of time. Similarly not all schools are same.

OP - You can get a good house in 75093 for your price and is a good option - location/schools etc. So, check specific schools and location.

However, pricey - obvious - so, if you want to say like get a similar house for less money or a better/newer house for same money and at the same time do not want to compromise that much on quality of schools or location/commute - you can consider Allen (75013) and Frisco (Make sure you have closer access to highways and not some far away interior part of Frisco. Because Frisco is huge and that makes a difference. Or McKinney closer to highways.

Advantages of 75013 - are newer part, neat and clean - very good schools (you can check ratings scores on all websites and compare yourself) easy access to both 75 (which is free) - for easy access to Richardson (another job center), or downtown Dallas (if you need to) or Love Field (no toll) AND SR 121 (tollway) for easy access to DFW airport, Irving and other parts of DFW metroplex. Where as for Frisco - you get tied up to DNT or 121 both are toll roads and equally packed like free 75 during rush hours (for the most part). Check out Twin Creeks, Star Creek, Fall Creek, Saddleridge Estates etc. Or for brand new - Twin creek Village or Walnut Springs etc. Visit newly built Allen STEAM (science, tech. math and arts center). Visit all schools and check courses, infrastructure, faculty, scores etc. Visit Allen Natatorium, Celebration park on a Saturday (lots of families), and all general stuff like Watters Creek shopping, village at allen/fairvew, Allen outlet malls etc. Stonebriar is just around 10 min away (non rush), and easy access approx. 20-25 min to Legacy West/DNT/121 corridor - just tour around.

And few more observations - Allen - little more diverse though there is sizable Indian population - but less than Frisco and Plano. Some newer neighborhoods of Frisco - you see up to 90% of Indian concentration - you may or may not like it.

So, lot of ways to look at it - cost, location, schools, topography, access to shopping, access to city amenities like parks, recreation centers etc.

All areas are good - so compare and check what fits to most of your requirements.

Well, you can always check if your intended house feeds to Plano ISD, that area is very popular among private schooling families and LISD feeder schools are doing well so even non PISD homes are in demand. Since Legacy West and general boom of the area, that side of DNT became extremely desirable. You should drive there to have a look, lots of new construction in and around, going really high end. I always envy their accessibility and location.

Thanks! sounds like the general consensus is that West Plano (75093) is suitable for our needs, we will focus on that general area.

Let's be a little more specific for the 75093 if you want the best bang for your buck with good feeder schools into Plano West:
- North of W Park Rd
- East of Dallas North Tollway
- West of Preston Road
- South of Legacy

Thanks everyone! so much valuable feedback! Sounds like the general consensus is that West Plano (75093) is suitable for our needs, we will initially focus on that area and see how that goes. From all the listings I've seen online (on Redfin, Zillow, Realtor.com) it does look like the West Plano area is more visually appealing, maybe because of the mature trees and the lack of cookie cutter houses. We will tour south Frisco and Allen just to get a feel of the area, just in case.....

UnfairPark - Thanks for listing specific neighborhood's (Normandy Estates, Cypress Point & Shoal Creek, Willow Bend & Avignon). They are on my list. and thanks for your honest feedback on the racial diversity in those areas. Looking forward to hopefully joining the most blessed zip code of DFW haha!!
GigiTer - greatly appreciate your feedback. I was thinking of touring the schools but after your suggestion I'm definitely going to do that.. I'm curious to know which area you liked and why?
Unexpected - great to get some feedback from the Indian perspective. And yes, affinity to Indian grocery stores, restaurants does matter to us... so I'll keep the connectivity in mind as we proceed. I noticed as well that most Frisco homes don't have pools, most likely because they have a community pool... well the intent is to stay in West Plano and I'll most definitely connect if we end up at Brinker!!
Pljn1 - I'll make sure to check out the social media pages of the schools in question. and yes yes! the PISD zoning website is a must, same as here in Seattle.
Waterdragon8212 - Wolf Creek Estates is also now on my list to tour!
TeamLynn - I think Coppell might be a bit of a longer commute although I'm sure many people might do it. Just want to keep the commute as short as possible... although I hear Coppell schools are excellent but the distance might not work for our family.
DFWUser1 - Yes, in my research I've observed that I need to look at the specific school, not just the school district. I'll keep that in mind as we continue to look. and thank you! thank you! for pointing out the connectivity of the cities to other major employment hubs. At some point in time I will be going back to work so we have to take that into account as we house shop and look for a more central location.
Dallatexasresident - that is precisely the area I am focusing on! Thanks for narrowing it down! Now the challenge of finding a house....

You need to be very careful when you look at Shoal Creek because you can literally go a few houses/streets over and you're talking about an entirely different school and district (LISD). But the majority of the neighborhoods that zone to Barksdale are 75093 and it's a small portion west of the Tollway. There are currently 4 homes for sale in Wolf Creek from $464-510k.

Since you are so close, look at Deerfield (75024). It is a great established neighborhood with good PISD schools. If you like Christmas, it is a plus (or a minus if you don't). You can YouTube Deerfield Plano.

It is also less than 75093. Depends what you are looking for.
